COMMON QUESTIONS AND ANSWERS
How do you price a house?
Usually, your home starts with determining your home's fair market value, which your ERA Kraus agent can determine from a variety of information resources at their disposal. These realistic comparisons based on your home's location, age, features, improvements and more can establish what your house is worth in today's real estate market.
How long does it usually take to sell a house?
Market conditions vary according to region, town or even neighborhood, but the average listing time varies from 30 to 180 days. Many factors will affect your home's time on the market, such as its price, terms, location and condition.
When is the best time to list a house for sale?
As soon as you decide to sell it. If you want to get the best price for your house, the key is to give yourself as much time as possible to sell it. More time means more potential buyers will probably see the house. This should result in more offers and it also gives you time to consider more options if the market is slow or initial interest is low.
What about market conditions -- price trends, interest rates, and the economy in general? Should they have any bearing on when I decide to sell my home?
Probably not. Even if you're under no pressure to sell, waiting for better market conditions is not likely to increase your profit potential.
What makes a house sell?
There are as many reasons a house sells as there are buyers to buy. Every house has individual characteristics like price, terms, condition and location working both for and against it. The key is determining your home's advantages and finding the buyer who is interested in those advantages. Your ERA Kraus real estate agent's experience in marketing homes and his or her knowledge of the marketplace will help you present those advantages to your greatest benefit.
